Tile Lippage: Causes, Prevention & 600×600 Installation Planning
A practical guide to lippage covering substrate flatness, tile warpage, grout width, lighting, adhesive, layout and levelling systems.

Lippage is the installed height difference between adjacent tile edges
TCNA defines lippage as differences in elevation between edges of adjacent tile modules. It is influenced by tile dimensional characteristics, substrate plane, grout-joint width, layout and workmanship. Lighting can also make a small height difference look much more prominent.
The best prevention happens before installation through material inspection and substrate preparation.
Lippage risk factors
| Risk | Why it matters | Control |
|---|---|---|
| Uneven substrate | Tiles follow high/low areas | Flatten/prepare before fixing |
| Tile warpage | Adjacent high and low points can meet | Inspect product and choose layout |
| Very tight joints | Makes elevation change more abrupt | Use appropriate joint width |
| Grazing light | Accentuates shadows | Mock up critical areas |
| Poor mortar bedding | Allows inconsistent support | Correct troweling and coverage |
Start by measuring the substrate
Large 600×600 tiles span a significant area, so a local hump can lift one edge while a depression forces another tile lower. MAPEI guidance for large-format tile stresses verifying substrate flatness and correcting areas outside the relevant tolerance before installation.
Do not attempt to fix major floor geometry by varying adhesive thickness unpredictably.
Understand the supplied tile’s natural geometry
Ceramic tiles can have allowable curvature. Place representative pieces face-to-face and use the applicable product standard or technical sheet when evaluating flatness.
A design with multiple faces should also be dry-laid so installers can separate visual pattern decisions from physical flatness decisions.
Use levelling systems correctly
Mechanical edge-leveling systems can help keep adjacent edges aligned while mortar cures. They do not replace a flat substrate, correct trowel technique or appropriate joint spacers. Excessive force can disturb mortar or stress the tile.
Follow the levelling-system instructions and periodically verify mortar transfer.
Lighting should be part of quality planning
TCNA notes that the angle of natural or manufactured light and highly reflective surfaces can accentuate lippage. Wall-wash lights aimed across glossy floors are particularly revealing.
For high-end interiors, review a sample installation under the intended lighting before approving the entire floor.
What is lippage?
It is the elevation difference between the edges of adjacent installed tiles.
Does a levelling clip eliminate lippage?
It can help control adjacent edges, but cannot compensate for an unsuitable substrate or incorrect tile geometry.
Why is lippage more visible on glossy tile?
Reflective surfaces and grazing light can create stronger highlights and shadows at edges.
Can narrow grout joints increase visible lippage?
Yes. Tighter joints can make an elevation change appear more abrupt and leave less room to accommodate variation.
